The Brief
RIDA Reports Ltd was appointed to undertake a Level 2 Scoping Study Flood Risk Assessment as well as a detailed Drainage Strategy for a proposed development at 25 Kentwode Green, Barnes, London (SW13 9AD). The project involves demolition works and the construction of newly proposed ground and first-floor layouts, with architectural designs provided by Neiheiser Argyros.
Why the Client Chose RIDA
Securing planning permission for developments that involve both structural alterations and new drainage layouts requires comprehensive environmental evidence. The client needed a specialist consultancy capable of delivering a rigorous flood risk evaluation alongside a tailored surface water management plan that complies with the London Borough of Richmond upon Thames local policies. RIDA was selected for its proven ability to combine detailed flood scoping studies with highly practical Sustainable Drainage Systems (SuDS).
The Challenge
The development required a thorough assessment of local flood hazards to ensure the property would remain safe over its lifetime, which included evaluating the site’s reliance on existing river and coastal flood defences. Additionally, the project demanded a robust, site-specific drainage strategy to calculate peak runoff, sustainably manage surface water, and safely integrate new foul sewer drainage without exacerbating flood risks for neighbouring properties.
The RIDA Difference
RIDA conducted a detailed Level 2 FRA in strict accordance with the 2021 Richmond upon Thames Strategic Flood Risk Assessment (SFRA), confirming that the site benefits from existing flood defences. To address the drainage constraints, the team formulated a bespoke Drainage Strategy incorporating SuDS. RIDA’s detailed masterplan specified the implementation of permeable surfaces, silt traps, and a 350mm Type 3 sub-base. The strategy also carefully mapped out the new foul sewer pipes and Type 3 manholes required to connect safely to the existing surface water and foul sewer networks.
The Outcome
The combined assessment and drainage strategy successfully demonstrated that the proposed demolition and extension works could be safely accommodated on the site. By confirming the protection provided by current flood defences and outlining a highly sustainable approach to managing surface and foul water, RIDA ensured the project would be safe over its design life and will not increase flood risk elsewhere. The comprehensive reports provided the robust technical justification required to fully support the client’s planning application.
