The Brief

RIDA Reports Ltd was appointed to undertake a detailed flood risk assessment for a proposed development at a residential dwelling located at 2 Rylett Crescent, London (W12 9RL). The project involves the demolition of an existing outbuilding and the construction of a new outbuilding study area, along with external alterations to the garden. The assessment confirmed the site is located within River Flood Zone 3, with the River Thames situated approximately 1.15km away.

Why the Client Chose RIDA

Securing planning permission for new structures within an active flood zone requires a precise understanding of local planning frameworks and surface water management. The client needed a specialist consultancy capable of delivering a site-specific evaluation in accordance with the London Borough of Hammersmith and Fulham’s Strategic Flood Risk Assessment. RIDA was selected for its proven expertise in evaluating complex fluvial constraints, managing surface water run-off, and providing the exact technical evidence necessary to seamlessly support planning applications.

The Challenge

The primary challenge for this site was its location within River Flood Zone 3, indicating a high probability of fluvial flooding. The core challenge was to demonstrate that the introduction of the new outbuilding would not compromise life safety during extreme weather events and that any surface water runoff generated by the new roof area could be sustainably managed on-site without displacing floodwaters onto neighbouring properties.

 

The RIDA Difference

RIDA conducted a comprehensive flood risk assessment, meticulously evaluating the site using Environment Agency data and local strategic flood risk guidelines.

To directly address the life-safety threat posed by Flood Zone 3, RIDA proactively mapped out a verified emergency evacuation route. This ensures occupants can safely egress before an extreme 1 in 1000-year flood event by following Rylett Crescent up to Rylett Road, and then reaching Ashchurch Terrace, which sits safely beyond the flood extent.

Furthermore, to manage the minor increase in roof area, RIDA integrated a site-specific Sustainable Drainage Systems (SuDS) strategy. The team recommended rainwater harvesting specifically designed to serve the site’s landscaping purposes, providing a highly sustainable design that accommodates the proposed attenuation volume.

The Outcome

The detailed assessment successfully demonstrated that the proposed garden outbuilding could be safely accommodated at 2 Rylett Crescent. By explicitly addressing the fluvial constraints through a verified safe evacuation strategy and sustainable rainwater harvesting, RIDA ensured the development will remain secure over its 50 to 100-year design life. The comprehensive report provided the policy-compliant technical justification required to fully support the client’s planning application without increasing flood risk elsewhere.
