The Brief

Drainage design to support a phased planning application for the redevelopment of an existing dwelling and construction of a new garage outbuilding, followed by tender design and ongoing site support during construction.

The Challenge

The existing dwelling drained via a combined system, which was not acceptable to either the Council or Thames Water for the redevelopment. In addition, part of the proposed extension encroached on an existing sewer, with initial uncertainty over whether this was a private or public asset, requiring careful due diligence before any recommendations could be made.

The Company Difference

We developed a compliant drainage strategy to separate foul and surface water, incorporating attenuation to achieve an improved surface water discharge rate over existing conditions. We proactively engaged with Thames Water to secure Section 106 approvals for new foul and surface water connections and to confirm the ownership of the encroached sewer. Once confirmed as a private drain serving only the neighbouring property, we designed a clear and efficient diversion that avoided altering the existing public sewer connection. Clear sketches supported discussions with neighbours, and responsive site support ensured contractor queries were resolved promptly during construction.

The Outcome

Planning permission was secured, Thames Water connection approvals were successfully obtained, and construction progressed smoothly. Clear and efficient ongoing support helped avoid delays on site and ensured the drainage design was delivered without issue.
