The project involves the demolition of existing structures and the construction of a new development, requiring a technical environmental evaluation to seamlessly manage the site’s flood constraints.

The Challenge
The primary constraint for the site was its location within an active fluvial flood zone, requiring a meticulous evaluation of modelled river levels. The assessment analysed specific flood elevations, identifying a design water level of 55.627m AOD during a 1 in 100-year event plus a 35% climate change allowance. The core challenge was to demonstrate that the introduction of the new built volume would not displace floodwaters onto neighbouring properties or result in any net loss of the site’s floodplain storage capacity.
