Flood Zone 1
Flood Zone 1 is land where the probability of fluvial/tidal flooding is classified as Low (assuming no defences), with less than a 0.1% (1 in 1000) chance of occurring annually. Case Example
Most sites in Zone 1 are approved easily, but if the site is over 1 hectare, you still need an FRA to manage the massive amount of surface water runoff created by the development.
