Flood Zone 3
Flood Zone 3 is land where the probability of fluvial/tidal flooding is classified as High (assuming no defences), with greater than a 1% annual chance of river flooding. In Zone 3, a Sequential Test consultancy is required before development can proceed. Full Zone 3 policy including the Exception Test is covered in the GOV.UK flood zone assessment guidance.
Case Example
Building in Zone 3 is difficult. You will likely need to raise the entire house on a raised podium to ensure the living areas stay above the predicted flood level.
